Clear from the start

Transparent, published fees

Our facilitator fee is 1.1% including GST of the loan amount, with a $10,000 minimum, paid at settlement. The $4,400 mandate fee, paid when you choose to proceed with a funder’s term sheet, comes off that fee, so you never pay twice. A $440 application fee covers preparing your application. All amounts include GST.

Plan the repayment

Your exit strategy: the most important part of a private loan

Private loans are short term by design, so every funder starts with the same question: how will this loan be repaid? Your answer is your exit strategy, and it matters more than almost anything else in your application. A strong property and a good story won’t carry a deal with a weak exit.

A credible exit answers three questions:

How will you repay?

For example, by selling the property or completed stock, refinancing to a bank or non bank lender, from business cash flow, from a tax refund, or when another deal settles.

When?

A realistic date, with a buffer in case things take longer than planned.

What’s the backup plan?

A second way out if plan A is delayed. Funders take real comfort from one.

We help you shape and evidence your exit before your deal goes to funders. That can mean lining up the contract of sale, an agent’s appraisal, a lender’s indicative approval, your accountant’s cash flow forecast or whatever else proves the plan. A well evidenced exit is one of the strongest things you can bring to a funder.

A trading business owes the ATO and the owners hold equity in a commercial property. A short term second mortgage could clear the debt while they restructure.

A developer has completed stock and the construction loan is due. Residual stock funding could buy time to sell at the right price instead of discounting.

A settlement that can’t slip

A business is buying its premises and the bank’s approval won’t arrive in time. First mortgage bridging could complete the purchase, with the bank loan as the exit.

What to know before you start

Is Olivaeus Advisory a lender?

No. We’re a facilitator. We don’t lend our own money. We take your deal to private funders, present it properly and help you choose the best terms on offer.

What size deals do you work on?

From $500,000 upwards, for a business purpose.

Why does the exit strategy matter so much?

Because it’s how the funder gets repaid. Private loans are short term, so a clear, evidenced exit, with a backup plan, is often what decides whether a funder says yes and on what terms.

Do you arrange home loans or personal loans?

No. We only arrange business purpose finance. If your loan is for personal or household use, we’re not the right fit, and we’ll tell you so.
